Project Details

As refurbishment specialists, OR Consulting were invited to act as low carbon building services consultants to NHS Direct with respect to lease negotiation (i.e production of property acquisition report, licence to alter) and the design of the fit-out works for the new headquarters facility in Leman Street.

To avoid a gap between the existing and new lease, the Client imposed a three month deadline for the negotiation of the lease and the design and the construction of the fit-out works.

Service Provided

OR Consulting provided a comprehensive consultancy service to the Client from acquisition to completion, including:

  • The production of a property acquisition report, reviewing the condition of the existing M&E services.
  • The creation of a Licence to Alter document, summarising the impact of NHS Direct’s proposals on landlords areas / systems.
  • Contributing to the lease negotiations.
  • Identifying the scope of the remedial works required to Landlord’s systems.
  • The production of fit-out design proposals, configured to reflect the landlord's constraints.
  • Working with the Design Team and Contractor to overcome installation and programme issues.
